A one-story ranch in Farragut with 140 feet of gutter and open sky is a different job from a one-story cabin off Wears Valley Road with a steep roof, a hillside approach, and three years of pine needles. Same story count, very different work.

Total gutter length
Two homes with the same square footage can have very different rooflines. Long runs, multiple wings, and dormers all add linear feet.

Roof pitch and complexity
Steep Smokies-style roof planes, multi-level rooflines, and valleys slow the work down and require more care.

Debris load
Gutters cleared last season come out fast. Gutters that haven't been touched in three years are packed with composted leaf mat that has to be dug out and carried down.

Hillside lots, decks, landscaping, and tight setbacks all limit where a ladder can be footed safely, which adds setups.

Guards must be removed and reinstalled to clean underneath. That's real time, and it's why guard homes cost more per visit even though they need fewer visits.

Clearing a free-running downspout is quick. Breaking loose a fully compacted one — or an underground drain line — takes longer.

What a complete job includes
The fastest way to compare two quotes fairly is to ask what's actually being done, because the cheapest bid is usually cheap for a reason. A complete East Tennessee gutter cleaning means the full length of every run cleared out, every downspout cleared end to end, the system inspected afterward to confirm water moves, and the debris removed from the property.
The corner most often cut is downspouts. Blowing leaves off the top of a gutter looks impressive and takes ten minutes, but the compacted plug at the bottom of the downspout is what causes the overflow. If a quote doesn't mention downspouts, ask.
Also worth asking: is the company insured, and does the price change once they're on the ladder? Ours doesn't.
Saving Money
How to spend less on gutters over time
Stay on a schedule. Two cleanings a year on a wooded lot cost a fraction of replacing rotted fascia and soffit once.
Bundle small repairs. Resealing a seam or re-securing a loose hanger while we're already on the ladder is far cheaper than a separate trip later.
Be realistic about guards. Gutter guards pay off on some lots and not others. Under very heavy hardwood canopy they reduce visits rather than eliminate them, and failed guards cost more than no guards at all.
Don't wait for a symptom. By the time water is visibly spilling over the edge, the debris has been sitting long enough to hold moisture against the fascia.

Is a cheap quote ever a bad sign?
